Real Estate Investing Do You Know What You're Doing?

The year 2005 started off with a bang for our company regarding meeting new clients & associates across the nation. We met many new investors versus seasoned one who had acquired few properties. All seem to have the same attitude toward investing but none had a plan to accomplish their goals. Not to say they didn’t have goals but the aim wasn’t pointed in the right direction. Over the years, I’ve noticed a trend in the industry that causes a number of real estate investors to miss their target all the time. That’s a plan!
Some have great credit and some have lousy credit they all have the same problem no real plan. I see them chase every deal that sounds good to them without direction meaning a plan. They need to have an understanding what kind of person they are first, they may not like dealing with people face to face. Some may like using real estate agents to broker their deals, I wouldn’t recommend that method. But if that helps you close the deal great. Real estate investors come from all walks of life, it’s the hardest business I every experienced. And believe me the investigation business is not easy. I have work undercover and interviewed many criminals until I entered the real estate arena, I never seen so much criminal behavior. You really need to be on the look out for scam and real estate jams.
You add not having a plan for your real estate investing strategy and you have just created a puzzle which will take you sometime to complete. What I mean is that after you get through getting beat up and suffered some lost you will then start to map out a plan. We see it everyday, investors contact our office looking for deals but really not knowing what or how they will buy property. It’s a waste of time for all parties involved our goal is to purchase the property but if it does not fit the investor’s profile you will not close. Some people go to these over priced seminars which are free then buy a package they don’t read and expect results. Still no plan maybe a method you can use to acquire property but you have to tailor it to fit. It’s like buying a franchise you carry the name and have a method to get the results they have experienced. But if you don’t have a business plan you will fall on your face like so many have before you.
I have come to the sound understanding that all real estate investors need a business plan or at least a plan of operation.
